The Estate Agent’s duties shall be as set out here by obtaining information in relation to the Property from the Seller.  We will market and promote the Property with reasonable diligence in accordance with the Seller’s reasonable instructions.  Unless otherwise agreed by you, marketing and promotion shall be at the Estate Agent’s cost.  We shall arrange for potential buyers to view the Property and provide reasonable assistance and advice to the Seller throughout the process of sale of the Property.  We shall represent the Seller in negotiations with any prospective buyer in accordance with your instructions and will promptly forward all offers, proposals or expressions of interest from potential buyers or their agents.  The Seller’s interest will be unaffected by any interest of the Estate Agent, Salesperson or any other person.  We will assist you to enter into a binding agreement for sale and purchase with the buyer and reasonably explain to you all relevant forms and documents.  However, if there is any doubt, you will be advised to seek advice from appropriate professionals.  We will comply with all reasonable instructions and requests in relation to the transaction.
